Thanks for the ideas guys, I'll look at those items and report back. It's baffling me currently and because it won't make the noise in park/stationary, it's so hard to pinpoint it.

The more I look the more I'm convinced it's the valve cover gasket. When I do the cam belt I'll clean and inspect/replace.

There is oil all around the back if the cover and the belt is wet.
